'Gateway' site opens door to development at Emersons Green East

A twenty acre site which will become the gateway for a major 2,000 home development at Emersons Green East has been acquired by CJH Land on behalf of retained client Taylor Wimpey. The deal is the latest in a series of transactions brokered by the Flax Bourton-based land and property agents which will help shape development at the main 150-acre site over the next ten years.

CJH Land director Chris Glover said the latest land deal represented a key phase in the development of Emersons Green East, bordered by the Avon Ring Road in the South and the M4 to the North and Westerleigh Road to the west. He said: “This is a key parcel of land on the southern edge of the development near the Sainsbury’s roundabout. It will become the gateway for the whole site welcoming thousands of new residents during the next decade.”

The main site has a resolution to grant outline planning permission for up to 2,400 houses, employment space, retail, district centre and schools, subject to a section 106 agreement.

The ‘gateway’ site has outline planning permission for up to 350 homes. Following completion of Taylor Wimpey’s acquisition of the Gateway land , CJH Land brokered a transaction which saw Taylor Wimpey sell eight acres of the site to Linden Homes.

The previous owners were ESN (Electricity Supply Nominees) and Howsmoor (Deeley Freed).
The main site, formerly known as GHQ (a consortium made up of Gallagher Estates, Heron and Quintain) represents one of the largest acquisitions by a national housebuilder in many years and demonstrates Taylor Wimpey’s long term investment and commitment to the West Country.

Chris said: “From initial discussions through to the completion of the transaction took less than 12 months, which is actually quite quick when you consider the sheer size of the development.”

On completion, Emersons Green East will see thousands of new homes, schools and commercial floor space along with shops and a local centre.
