Barnstaple is a thriving market town within North Devon with St John’s Garden Centre located approximately 1.5 KM south west of the town centre. The Train Station is approximately 1.5 KM to the west. The site extends to approximately 1.92 hectares (4.74 acres) and is accessed via St John’s Lane from the south. The property is level and rectangular in shape and currently houses the existing Garden Centre in the eastern portion of the site. To the west of this is the car park. There is a house located towards the western boundary. The Coney Gut, which is a primary watercourse, runs through the northern part of the site. To the west of the property is a recreation ground. There is a section 106 contribution to be made of £123,709.50 prior to the occupation of the first dwelling. This will be the purchasers responsibility. There is no requirement for affordable housing. The existing retail planning consent shall be rescinded upon completion of the sale.
